How we source a property deal

Westwood sources opportunities based on each client's individual criteria. We do not send the same properties to everybody and hope one of them lands.

    Tell us what you're looking for

    A straightforward conversation with Chris about your goals, budget, funding position, experience and timescale. No forms to work through, no pressure.

    We define your investment criteria

    We put your brief in writing: locations, price range, strategy, property type, minimum yield and anything you want to avoid. This is what we source against.

  3. 03

    We search the market

    On market and off market. Agents, direct approaches and local relationships across Greater Manchester and surrounding areas.

  4. 04

    We assess suitable opportunities

    Street-level comparable evidence, achievable rent, condition, tenure and the full cost of purchase. Anything that does not stand up does not get sent to you.

  5. 05

    You receive the deal

    A clear appraisal with the numbers, the reasoning, the risks and the local context. All figures presented as estimates for your own verification.

  6. 06

    You decide whether to proceed

    If it is right, we support you through the next stage: offer, solicitors, surveys and access. If it is not right, we tell you why we thought it might be and carry on.

Criteria-led sourcing

Why written criteria matter.

A brief that exists only in a phone call is a brief that drifts. Putting your criteria in writing means we source against something specific and you can hold us to it.

  • Locations you will and will not consider, at town or district level
  • Total budget, funding position and how quickly you can proceed
  • Strategy: single let, HMO, refurbishment, development or a mix
  • Property type, minimum bedrooms, tenure preferences
  • Minimum yield or return threshold, and how you want it calculated
  • Anything you have decided to avoid, and why

Estimates, not guarantees.

Every appraisal we produce contains estimates: rental values, refurbishment costs, finished values, yields and purchase costs. They are prepared carefully using local evidence, but they remain estimates and are subject to your own due diligence, survey, valuation and professional advice.

We do not guarantee returns, and we do not provide financial, tax, legal or investment advice. Property values and rents can fall as well as rise.
