Our role

Westwood Property Sourcing is a property deal sourcing business. We identify, appraise and present property opportunities to clients against agreed criteria, and we support purchases through to completion. We are not an estate agent acting for vendors, we are not a surveyor or valuer, and we are not a financial adviser.

No financial or investment advice

Nothing we publish or send you constitutes financial, investment, tax, legal, mortgage or valuation advice, and no communication from us should be treated as a personal recommendation. You should obtain independent professional advice before committing to any property purchase or finance arrangement.

Estimates, not guarantees

Every figure in our appraisals — asking prices, our view of value, refurbishment estimates, rental estimates, gross and net yields, gross development values, cash flow, stamp duty, legal costs and total investment — is an estimate prepared in good faith from the evidence available at the time. Estimates are not guarantees, forecasts or promises of performance.

Property values and rents can fall as well as rise. Refurbishment works frequently cost more and take longer than estimated. Finance costs, tax treatment, planning outcomes and licensing requirements can all change. Past performance in any market is not a guide to future performance.

Your due diligence

You remain responsible for verifying every material fact before you proceed, including survey, valuation, title and tenure, condition, planning and licensing position, and the achievable rent. We encourage clients to instruct their own surveyor and solicitor on every purchase.

Regulatory position

We do not claim any regulatory authorisation, professional membership, accreditation or award that has not been supplied and verified. We do not provide services that require authorisation by the Financial Conduct Authority.

Third party information

Some information in an appraisal originates from vendors, agents, contractors or public sources. While we assess it critically, we cannot warrant its accuracy.
